THIRD QUARTER 2016

 

Approved building permit decline by 37.1 percent in third quarter of 2016

The number of approved building permits during the third quarter of 2016 significantly declined to 748 from 1,190 approved building permits during the same quarter last year, translating a decrease of 37.1 percent.

The overall decrease in the number of approved building permit applications was attributed by the 46.5 percent decrease in the number of applications for residential building construction as the 1,021 applications went down to 546 during the third quarter of 2016. On the other hand, a 49.0 percent decrease was noted on the combined number of applications for additions/alternations and repairs from 104 applications during the third quarter of 2015 to 53 applications during the same period of the current year. Meanwhile, the number of application for non-residential building construction in third quarter, more than doubled during the reference period from 65 to 149. Figure 1 shows the number of approved building permits by type of building during the third quarter of 2015 and 2016.

Conglomerate value of construction for residential went up to P630.9 million

The total construction in the province valued at P1.45 billion during the third quarter of 2016, indicating a slight increase compared to P1.44 billion during the same quarter last year.

Despite the decrease in the number of applications for residential building construction, the value went up by 30.0 percent, from P 485.2 million during the reference period to P630.9 million in the third quarter of 2016. It was triggered by the significant increase in the combined value of apartment, accessoria and other types of residential building from P36.6 million to P367.9 million during the quarter in review.

The aggregate value for additions, alternations and repairs significantly dropped by 64.9 percent to P58.9 million during the reference quarter from P167.7 million during the third quarter of 2015. 

Construction for non-residential building in Leyte during the third quarter of 2016 comprised the largest share in terms of value. Although there was a considerable increase in the number of applications for non-residential, its value slightly slipped by 3.7 percent, from P790.1 million in the third quarter of 2015 to P760.6 million during the reference period. It was attributed by the total value of construction for institutional, agricultural and other types of non-residential building that declined by 51.1 percent, from P726.1 million in the third quarter of 2015 to P354.7 million during the reference period. Figure 2 indicates the total value of approved building permits by type of building during the third quarter of 2015 and 2016.

There were significant increases in the value of construction for commercial construction (from P57.0 million to P345.2 million) and industrial construction (from P7.0 million to P60.7 million).

Average cost per square meter of residential building construction posted at P7,697

The total average cost per square meter of residential building construction rose by 29.0 percent to P7,697 in third quarter of 2016 from P5,967 during the same quarter of 2015.

Among all types of residential building construction, only single type reported higher average cost per square meter at P8,343 during the reference quarter as compared to P6,163 average cost per square meter during the same quarter of 2015. The average cost per square meter of combined value of apartment, accessoria and other types of residential building is lower by 14.0 percent, from P9,200 in third quarter of 2015 to P7,874 during the reference quarter.

Likewise, the average cost per square meter of duplex and quadruplex valued at P4,236, lower by 23.9 percent from P5,564 average cost per square meter in third quarter of 2015. 

 

Average cost per square meter of non-residential building construction valued P8,223 

Generally, the average cost per square meter of non-residential building construction is higher as compared to residential construction.  During the quarter in review, it is valued at P8,223 with a minimal difference from P8,235 average cost per square meter in third quarter of 2015.

During the reference quarter, Industrial building construction reported the highest average cost per square meter at P13,555.  Its average cost per square meter in third quarter of 2015 was recorded at P3,788.

Meanwhile, construction for Institutional/Agricultural/Other type of non-residential construction valued at P10,522 in third quarter of 2016 from P8,509 in the same quarter of 2015.
