HIGHLIGHTS OF THE BUILDING CONSTRUCTION STATISTICS IN LEYTE
FIRST QUARTER 2017

 

Total approved building permit applications in Leyte slightly increase to 462

The total number of building constructions in Leyte for the first quarter of 2017 slightly rose to 462 from 460 total applications during the same quarter in 2016. 

The application for residential type of construction building increased by 12.6 percent during the reference quarter, from 261 to 294 applications in the first quarter of 2017. This was influenced by the significant increase on the combined value of apartment, accessoria and other types of residential building. Application for additions, alterations and repairs also increased by 8.5 percent, from 59 in 2016 to 64 during the reference quarter. On the other hand, non-residential type of building dropped by 32.9 percent during the reference quarter which totaled to 94 applications from 140 during the first quarter in 2016. This was brought by the notable decreases in the number of applications for industrial type of building and institutional, agricultural and other types of non-residential building. Figure 1 shows the number of approved building permits by type of building during the first quarter of 2017 and 2016.

Total value of building construction in Leyte posts at P1.6 billion

The total construction in Leyte valued at P1.6 billion during the first quarter of 2017. This indicates a 56.8 percent increment from P1.0 billion total value during the same quarter last year.  

Major types of building construction showed increases in terms of value during the first quarter of 2017. Non-residential construction substantially rose by more than two times, from P539.2 million to P1.1 billion during the reference quarter. This was attributed by significant increase of about six times in the total value of commercial type of nonresidential building from P128.7 million to P765.5 million. 

Residential type of building likewise increased by 27.4 percent valuing at P387.9 million from P304.5 million in the first quarter of 2016. Construction of apartment, accessoria and other types of residential building were the drivers of growth in residential construction. 

Despite of the increase in the number of application for additions, alterations and repairs, its total value declined by 60.2 percent, from P174.6 million to P69.5 million during the reference quarter. 

 
Average cost per square meter of residential building construction at P7,974

The average cost per square meter of residential building construction during the reference quarter increased by 11.9 percent from P7,123 per square meter in the first quarter of 2016 to P7,974 per square meter in the first quarter of 2017.

All types of residential building construction increased its average cost per square meter. Duplex and quadruplex had the highest increase at 28.8 percent valuing at P7,611 from P5,911 last year. This was followed by single type of residential building with 19.1 percent increment, from P7,059 to P8,408. Average cost per square meter for apartment, accessoria and other types of residential building slightly increased by 1.6 percent during the reference quarter which now valued at P7,561 from P7,442 during the same quarter last year. 

Average cost per square meter of non-residential building construction at P13,673 

The average cost per square meter of non-residential building significantly rose by 77.3 percent posting an average cost of P13,673 during the reference quarter from P7,713 average cost a year ago. 

All types of non-residential building construction increased during the first quarter of 2017. Commercial type recorded the highest increment at 103.1 percent, from P6,347 average cost last year to P12,888 during the reference quarter.

Meanwhile, conglomerate value of institutional, agricultural and other types of nonresidential building construction posted the biggest average cost per square meter at P16,092 during the first quarter of 2017, indicating a 89.7 percent growth rate from P8,484 average cost during the same quarter in 2016. 

Average cost per square for industrial type of non-residential building was estimated at P7,345 during the reference quarter with an increase of 12.3 percent, from the average cost per square meter of P6,540 in the same quarter of 2016.
